The technical management of a property requires experience, care and foresight. I ensure that your property remains in optimum condition at all times.

From maintenance and repairs to caretaking – I take care of all the technical aspects of your property. Through regular inspection visits and the coordination of necessary measures, I ensure that the value of your property is maintained in the long term and that your tenants enjoy a pleasant living environment.

Technical management

For tenants
  • Contact point for tenants
  • Maintenance of the rented property / organisation of repairs, replacement of household appliances
  • Invoicing of repair and maintenance work, if tenant is responsible
  • Change of tenant: Acceptance and handover of rental properties, preparation of protocols
  • Change of tenant: Preparation of final accounts
House maintenance
  • Drawing up and monitoring the house and laundry room regulations
  • Conclusion, renewal and cancellation of caretaker contracts
  • Appointment and introduction of the caretaker to the area of responsibility based on the specifications
  • Regular monitoring of the caretaker’s work
Maintenance of the property
  • Coordination of the supervision of the usual maintenance work

  • Regular inspection visits to the property to check the overall condition

  • Placing orders with qualified tradesmen, contractors and suppliers within the scope of the authorisation amount for preventive and necessary repairs and maintenance work

  • Monitoring and checking orders placed

  • Purchasing and securing supplies for the heating system (e.g. oil or pellets)

  • Recording and settling claims and insurance cases

Accounting and annual financial statements
  • Payment transactions are handled by the agent. By agreement, the agent transfers the surpluses to an account specified by the client.

  • Collection of all receivables arising from the tenancy, including reminders on the due date and payment of credit balances

  • Opening and balancing security deposits (tenant deposits, deposits or bank guarantees)

  • Monitoring and enforcing deadlines and dates

  • Collection of credit balances from third parties

  • Control of all property-related invoices

  • Timely settlement of invoices

  • Year-end closing: Preparation of the annual income statement and balance sheet at the end of the accounting period

  • Year-end closing: payroll accounting for the caretaker including social security contributions

  • Year-end closing: Preparation and coordination of the heating and operating cost statement

  • Recommended fee for apartment blocks: 4.5% – 5.5%, for new lettings (new build) up to 12%
